Twin Lakes Resort – Terms & Conditions

Deposit & Payment

A deposit equivalent to two nights’ stay is required to hold all reservations.
Payment for all accommodations is due at check-in (less deposit already paid).
Please do not prepay more than the 2-night deposit. If you do, cancellation fees will be up to 7% of the total amount that was paid.

Cancellation Policy

Cabins: Full refund less a $50 fee if canceled more than 60 days before check-in. If you decide to pay more than a 2-night deposit, cancellation fee may be up to 7% of the deposit amount.
RV Sites: Full refund less a $20 fee if canceled more than 60 days before check-in. If you decide to pay more than a 2-night deposit, cancellation fee may be up to 7% of the deposit amount.
Within 60 days: Deposit is non-refundable. No exceptions.
No refunds for early departure
Cancellation fee may equal 7% of the deposit if credit card processing costs exceed the standard cancellation fee.

Guests & Occupancy

Standard rates are based on double occupancy, except Cabins 5–8 which include 4 guests in the base rate.
Additional guests:
- Cabins: $25 per person, per night
- RVs: $5 per person, per night
Children under 3 years old stay free.
Cabins 5–8 are priced for 4 people—no discounts for fewer guests.
Guest count will be verified at check-in, and additional fees will be added to the balance due.

Check-In & Check-Out

Check-in: 3:00 PM
Check-out: 10:00 AM

Visitors, Damage & Conduct

The registered guest is responsible for the behavior of all persons/visitors while on the property.
Any damage caused by reckless or deliberate acts will be charged to the registered guest.

Cabins

We offer 8 cabins ranging from studios to 3 bedrooms.
Each cabin includes a full kitchen, bathroom, linens, cooking/serving utensils, charcoal BBQ, picnic bench, and fire pit.
Minimum stay: 2 nights (longer minimums may apply during peak season).
Peak season reservations may require 7-night stays (Sat–Sat or Sun–Sun).

Campsites & RVs

All RV sites include water, sewer, and 30A electric. They also have a wood fire ring and picnic bench.
Premium RV sites (21–29) include 50A/30A electric and are 70’ long by 40’ wide pull-throughs.
Standard sites may not fit rigs over 36’ or shorter rigs with large slide-outs. No refunds will be given for booking a site that cannot accommodate your rig.
Tent camping is allowed on RV sites, but the RV rate still applies. We recommend USDA campsites for tents (see our Things to Do page).

Pets

Pets are welcome!
Cabins: $25 per pet, per stay
Campsites/RVs: No pet fee

Reservations & Availability

Reservations are taken 11 months in advance.
Guests staying this year have priority to rebook the same cabin/campsite for the following year by filling out a blue form at check-out.
For best availability view, check on a desktop computer, not a mobile device.

Location

We are located on Lower Twin Lake, 11 miles from Bridgeport.

Important Notices

No refunds will be issued if Southern California Edison shuts off power due to wildfire safety or equipment upgrades.

Agreement

By making a reservation with Twin Lakes Resort, you agree to all terms and conditions, including the cancellation policy.

Twin Lakes Resort is operated under a special use permit with the U.S. Forest Service Humboldt-Toiyabe National Forest.
